Hangar Dimensions: 39' 7" wide by 16' deep on the wide portion of the hangar and the rear tail portion of the hangar is 15'5" x 16' deep.
This hangar is estate owned and available at auction now. By purchasing this hangar, you are purchasing a 1/9th interest in an LLC that owns the hangar complex.
The treasurer of the LLC collects annual assessments that cover the airport ground rent, electricity, building insurance and a small maintenance stipend. The 2024 fiscal year assessments have been paid in the amount of $1,572.00. The fiscal year ends on September 30, 2024 and 2025 FY dues will be due and payable on September 1, 2024.
The essential parts of the lease require that first, the T-hangar’s primary use is storage of an aircraft. Storing incidentals associated with an aircraft, such as maintenance supplies and tools, are acceptable. Second, our lease indicates that the unit cannot be used to conduct a business, unless that is specifically a part of the lease agreement. For, example, we can’t run a flight school or maintenance shop under the terms of our lease.
Taxes are assessed by Franklin County for each individual T-hangar, with each T-hangar having its own parcel number. The T-hangars are typically considered “real” property for tax purposes. Upon a transfer of ownership, the new owner identifies him- or herself to the county treasurer, i.e., name and address change for parcel tax assessments. The LLC does not get involved in paying property taxes for individually owned units. There is no property tax liability for the building itself, i.e., the LLC itself has no tax liability.
Each unit owner should have a copy of the LLC Operating Agreement, which is hopefully provided by the seller to a buyer or transferee. Copies of the Agreement and the current lease with the Port are available upon request from the Secretary/Treasurer.
